Susan Eubank is the President of S&E Holdings, LLC, a Columbia Maryland based consulting and property management company. Susan has a bachelor’s degree in Marketing from the University of Texas, with additional post graduate studies in Psychology at Virginia Commonwealth University. While pursuing a law degree, Susan began her career in property management and has excelled in the property and asset management industry for more than 30 years. Susan has her HCCP, AHP and AHM designations as well as numerous accredited housing workshops and seminars obtained throughout her career. During Law School, Susan began working at Cullather Realty in Richmond Virginia. In 1991 Susan joined McCormack Baron Salazar, St. Louis, Missouri, as they developed what was at the time, the largest historic tax credit multi- family housing rehabilitation in the United States; Tobacco Row in Richmond Virginia. During 18 years with McCormack Baron, Susan supervised a portfolio of affordable multifamily, corporate, site based, Hope VI and conventional housing as well as the opening and lease up of Centennial Village in Atlanta Georgia a premier Hope VI development. Susan was the Director of Third-party Sales at McCormack Baron and served as Director for a group of co-workers who performed marketing and repositioning for troubled or targeted developments. It was her time at McCormack Baron that provided Susan with invaluable industry insight and experience.

In 2007, Susan brought this insight and experience to Housing Trust of America, LLC as Vice President of Asset Management. Susan oversaw the management agent’s contracts, performed leasing training, curb appeal and first impression repositioning, ancillary marketing as well as providing guidance and a hands-on presence to the site staff as the economy changed and demanded innovative approaches to maintain stable operations. In 2012, With the changing economy and needs of the parent organization and owners, Susan started S&E Holdings, LLC and holds the title of President. Susan and her group, are responsible for all financial analysis and reporting to the owners, investors and federal, state and local agencies, as well as all property management responsibilities and procedures. S&E Holdings, LLC utilizes decades of experience and offers consulting for the multi-family industry as well as hands- on property management for their current portfolio in combination with asset management from an owner’s perspective.

In addition to marketing and advertising for each and every development Susan has ever been involved in, she has overseen and successfully directed all capital improvements and repairs as well as REAC preparations, which have consistently performed in the 90s. Susan constantly tests the market for trends and fluctuations. Susan provides team building and training inside and outside of her own company, as well as monitoring Human Resources all while commanding comprehensive, professional and mature oversight as President and CEO of S&E Holdings and director of property management policy and procedures.

Susan’s understanding of HUD, state agencies and local Public Housing Authorities allow her and her company to navigate the sometimes difficult and complicated restrictions imposed by these regulatory agencies and their affiliates. Her success in site based, Section 8, 236, 202, Tax Credit (LIHTC), conventional multifamily apartment communities and commercial property serves every aspect of an owner with any type of multifamily apartment community or development need.

Susan works in Yardi software, and can quickly and fully analyze financials, including but not limited to capitalization rates, income to debt coverage ratios, performance baseline analysis, as well as replacement reserve analysis and a comprehensive myriad of financial reporting requirements.

Susan works with her accounting firm yearly to produce HUD audits at the top of the performance charts.
